Sellers who skip this step sometimes list faster, but the extra time spent preparing often pays for itself through stronger offers once the home goes live.

Time on Market

This is the part that varies the most. A well-priced home in a high-demand community can attract offers within days, while others take longer depending on the season and the segment. Accepting an Offer

This conditional period typically runs anywhere from five to fourteen days, during which the buyer arranges mortgage approval and has the home inspected. Once these conditions are satisfied or waived, the deal becomes firm and binding.

Possession Day and the Transfer of Funds

After the deal goes firm, there is usually a gap before possession day, often somewhere between three and eight weeks, negotiated between buyer and seller. This window gives the buyer’s lender time to finalize mortgage paperwork and gives lawyers time to prepare the legal transfer. On possession day, the buyer’s lawyer transfers the purchase funds to the seller’s lawyer, title officially changes hands, and the keys are released, usually by early afternoon. Funds are typically available to the seller either the same day or the next business day.
